Prior to said development, the two adjacents lots were vacant, and did not meet the DOB criteria for minimum size of zoning lot for development.The middle lot contain existing one family dwelling and all three lots were in common ownership prior to 1961 and as such, were non-compliant with the NYC zoning Laws for development of each lot as a single zoning lot.
New merged lot allowed for proposing 2 new houses on both sides of the existing house.
Project was approved by the department of Buildings in Queens, NY in May 2013, now under construction.
